Terms & Conditions
The Booking Contract
The booking contract is between you the “Guest” making the booking (solely or on behalf of the members of a group) and the “Owners” of Deep Mid-Wicket.
The person making the booking must be at least 21 years of age at the time of booking.
The booking contract begins when the Owners confirm the booking in writing. All booking confirmations are subject to these terms & conditions.
The Guest should check the booking confirmation on receipt to ensure it is correct and notify the Owners of any corrections immediately.
Conditions of Hire
Occupancy
The property cannot be shared or sublet with people other than those specified on the booking form. The maximum number of people allowed to stay in the cottage is five plus one infant.
N.B. If Guests are reported to be behaving in an unreasonable / antisocial manner, or are causing damage to the property, the Owner reserves the right to terminate the contract immediately. In such circumstances, the Guests will be asked to leave immediately, with no liability for refund being borne by the owner.
Pets
The Owners are happy to accommodate up to 2 dogs in the cottage at no extra charge. Please indicate on the booking form if you wish to bring your pets with you. If bringing pets please note the following:
- Guests are required to bring your own dog bed / bedding & towels
- Dogs are not allowed on the furniture
- Dogs must be restricted to downstairs only
- Dogs should not be left unattended in the house
- Accidents happen, as pet owners we know this! If something does happen that requires us to get a repair done or have a carpet deep cleaned, before the next guests arrive, please let the Owners know as soon as possible. If this occurs an extra charge will be made to cover the costs.
Smoking
No smoking is allowed inside the property.
Arrival & Departure
The property changeover day is usually Friday unless a short stay has been booked.
The cottage will be available from 3.00 p.m. on the day of arrival, and should be vacated by 10.00 a.m. on the day of departure.
Please do not arrive before 3.00 p.m. as the cottage may not be ready.
Guests are requested to leave the cottage in a clean and tidy state upon their departure. We hope that guests with pets will take particular care in this respect.
Complaints
Guests should notify the Owner immediately if a problem arises during their stay, in order that action can be taken immediately to rectify the situation.

If you only notify the Owners of a complaint after departure we cannot do anything about investigating or rectifying the problem and making your stay more enjoyable.
Breakages & Damage
Currently there is no damage deposit charged for the hire of Deep Mid-Wicket. The Guest, however, must agree to pay for any damage caused by them, to the property or it’s contents, during their rental period. This includes damage caused by pets. The Owners will notify Guests as soon as possible if any damage is found after their departure and will bill accordingly for charges incurred in relation to additional cleaning or repair.
The Owners accept that minor breakages will occur. Guests are asked to make a note of any damage, breakages or faults that need attention in the “Breakages Book” (located in the sitting room) so it can be dealt with.
Vehicles
The Guests vehicle/s and contents are left entirely at their own risk. The Owners will not be responsible for any loss or damage from or to any vehicle.
Where possible please avoid parking outside houses other than Deep Mid-Wicket.
CRICKET BALL WARNING
Because the cricket ground is relatively small, during the course of cricket matches and practice sessions, balls do get hit over the wall towards the houses and parked car. We would advise that on cricket days (see the schedule in the cottage) that cars are not parked in front of the ground. Additionally the lane will be busy on Saturdays during the cricket season from 1 p.m. onwards. (Further information on parking is provided in the guest information pack in the cottage).
Security
Guests are responsible for ensuring the property is secured at all times during their occupancy. No doors or windows should be left open when the property is unoccupied.
In addition guests must ensure that the Velux windows in the Attic are closed when the room is unoccupied. This is to prevent water damage to the room rather than for security purposes.
Payments
If a booking is made more than 6 weeks before the arrival date, a deposit of 30% of the total rental sum must be paid. The balance is then due 6 weeks before the Guests arrival date.
If a booking is made within 6 weeks f the arrival date the full rental sum must be paid at the time of booking.
Non payment of the balance by the 6 week deadline will be construed as a cancelation.
Cancellation by the Guest
If the Guest needs to cancel the booking they must notify us immediately by telephone or e-mail.
- If Guests cancel more than 6 weeks prior to the arrival date and the Owner is able to secure an alternate booking for the period the full 30% deposit minus a £30 admin fee will be returned.
- If a booking is not secured or only a partial booking for the cottage can be secured the Owners will retain 100% of the deposit.
- If cancelation occurs less than 6 weeks prior to arrival date (i.e after full payment is made) the Owners will endeavour to re-let the cottage for the selected booking period. If successful all money received less a £30 admin charge will be returned. If an alternate booking is not secured the Guest is liable for the full cottage fee.
- If however a partial booking is secured, the Guests will only be charged for the period the cottage remains empty plus a £30 admin charge.
The Owners Obligations
Cancellation & Booking Changes by the Owner
There may be unforeseen circumstances that force the Owner to cancel a booking either at short notice or in advance. If this occurs the Owner will return any payments made by the Guest, in full, but will not be liable to pay compensation or reimburse other costs incurred by the Guest as a result of such cancellation or change.
From time to time the Owner may need to withdraw some facilities as advertised, due to damage or other situations beyond their control. In such circumstances all efforts will be made to discuss the situation with the Guests prior to their arrival.
Data Protection Policy
In order to process your booking we need to use and retain the information you provide such as name, address, contact details etc.
We will not pass any information to a third party unless required to by law. We may use this information to inform you of news about the cottage or special offers in the future. If you do not wish to receive such approaches in the future please check the box on the booking form.
Insurance
The cottage is fully insured but we cannot be held liable for any loss or damage to Guests property, or any injury caused through personal negligence.
We would strongly recommend that you take out holiday insurance to cover any loss or damage of personal positions and the cost of cancellation due to illness, etc.
